The proposed redevelopment significantly transforms the site, introducing 1,930units with a total gross floor area of 501,999.29 square meters, including 257rental units. The winning design aims to fully leverage the site's iconic views while enhancing natural ventilation and urban connectivity. The plan reduces the number of towers to 10, with heights reaching up to 49 stories and 183.5meters, strategically arranged to preserve sightlines and optimize airflow. Additionally, the design incorporates two levels of underground parking and a6-meter-high raised deck to improve construction efficiency and cost-effectiveness.
The typical residential floor plans for each tower are thoughtfully designed to ensure every unit benefits from three-sided exposure, natural cross-ventilation through the living room, and a double-height balcony. Each residence is served by a dedicated elevator and private lift lobby, separated from neighboring units by pocket gardens. These landscaped buffers enhance privacy and create amore serene and comfortable living experience within a high-density, high-rise environment.
Inspired by the serene waters of the Han River and the lush riverside flora, the design features a horizontally articulated façade and an organically curved building profile that together evoke a resort-like, relaxed atmosphere for this waterfront community. An extensively landscaped elevated deck, spanning over90,000 square meters, enhances this tranquil setting. A wide array of amenities—from wellness and fitness facilities to spaces for social and cultural gatherings—are primarily located at the podium level. Additional view-oriented programs, including a residents’ lounge, party room, river-view library, and guest suites, are housed within the 140-meter-long sky bridge, offering immersive experiences with panoramic river vistas.
Following this selection, the reconstruction association will move forward with the next phases, including the appointment of a construction company.
